Notice To Vacate Form

1. NOTICE OF INTENT TO VACATE

Tenants are required to provide written notice of their intent to vacate the premises.

  • Month-to-month tenants must provide at least seven (7) days written notice, unless otherwise stated in the lease agreement.

  • Fixed-term lease tenants must provide notice in accordance with the lease terms.

Notice must include:

  • Tenant name(s)

  • Property address

  • Intended move-out date

Failure to provide proper notice may result in additional rent charges as allowed under North Carolina law and the lease agreement.

2. MOVE-OUT DATE AND POSSESSION

Tenants must vacate the premises on or before the agreed move-out date.

All personal property must be removed, and full possession of the unit must be returned to Brookdale Rentals by that date.

Any property remaining after move-out may be considered abandoned and disposed of in accordance with applicable law.

3. CONDITION OF PROPERTY

The property must be returned in a clean and rentable condition, normal wear and tear excepted.

Tenant responsibilities include:

  • Remove all personal belongings

  • Remove all trash and debris from the unit and surrounding areas

  • Clean floors, walls, appliances, and bathrooms

  • Wipe down surfaces and cabinets

  • Ensure no excessive dirt, stains, or damage remain

Failure to properly clean the unit may result in cleaning charges deducted from the security deposit.

4. DAMAGE AND REPAIRS

Tenants are responsible for any damage beyond normal wear and tear.

This includes, but is not limited to:

  • Holes in walls beyond standard nail holes

  • Broken fixtures or appliances

  • Damage to doors, windows, or flooring

  • Pet-related damage

Repair or replacement costs may be deducted from the security deposit.

5. KEYS, ACCESS DEVICES, AND LOCKS

All keys, gate cards, access devices, and related items must be returned at move-out.

Failure to return these items may result in rekeying or replacement charges.

6. FINAL WALK-THROUGH AND SECURITY DEPOSIT

Brookdale Rentals reserves the right to inspect the property after move-out.

Any unpaid rent, damages, cleaning costs, or other charges permitted under the lease may be deducted from the security deposit.

Security deposits will be handled in accordance with North Carolina law.

7. UTILITIES

Tenants are responsible for maintaining all required utilities through the move-out date.

Utilities should not be disconnected prior to vacating the property.

8. FORWARDING ADDRESS

Tenants are required to provide a forwarding address for the return of any security deposit and final correspondence.

Failure to provide a forwarding address may delay processing.

9. FAILURE TO COMPLY

Failure to comply with these move-out requirements may result in additional charges, loss of security deposit, and/or further action as permitted under the lease agreement and North Carolina law.
